Strategy Planning

My approach to personalize this process for each of my buyers begins with a strategy zoom call or coffee meeting. The real estate market is constantly changing and your current situation is unique, therefore I find it crucial to discuss where you’re at, in life and in the process, and what your goals are so we know how and where to get started! 

Market Conditions

We’ll briefly chat about the current market and how we need to position you as a buyer to find and negotiate your home.

Finances

Price range and downpayment amount will be the first piece to figure out. I’ll get you connected with my lender and pre-approved within a day.

Criteria

The fun part is discussing what you’re looking for in a home down to the specifics. We’ll chat about ideal neighborhoods and amenities.

Once our offer is accepted, I work with your lender, the title company and my transaction team at the brokerage to get you from contract to close!

Most frequent questions and answers

There have been recent updates to the commission structure for agents. In the event that the seller doesn’t agree to pay the buyers agent, the buyer is responsible to cover the 3% at closing, added to their downpayment. However,  we will know prior to even viewing the house for the first time, whether or not the seller is offering a buyers agent commission. We have yet to see a seller opt out of paying a buyers agent.

I don’t expect you to know what you’re doing, even if you’ve bought a home before. I’m here to walk you through every step. In brief, this is what the process will look like: 

  1. Strategy call with me 
  2. Get Pre-Qualified with a lender
  3. Get set up with your home search on the app
  4. Start viewing properties 
  5. Submit offer and Negotiate
  6. Inspection Period
  7. Complete Loan Process
  8. Title company does their due diligence 
  9. Obtain Homeowners insurance
  10. Appraisal Completed
  11. Final Walkthrough 
  12. Closing day!! 

No, there are many loan options and downpayment assistance programs that you can discuss with your lender. We can also request “cash back” from the seller to help cover some closing costs and down payment. Something we can discuss in the strategy call!

Once we find the home and get an offer accepted the standard contract period is 30 days. I’ve helped clients find their home the same week as our initial meeting and close 30 days later. I’ve also worked with buyers who preferred to get their ducks in a rock months prior to their preferred move date. 

If we have an offer accepted we have the duration of the inspection period (typically 5-15 days) to ensure the condition of the home is to your standards. If within that duration you want to cancel the contract, we can withdraw with no penalty. If you decide to cancel outside that window of time, you will forfeit your escrow deposit.
