You must be beginning your home searching journey if you’re perusing the web looking for insights on best neighborhoods in St Petersburg. I’m also venturing to guess you’re not from here, either you’re looking to move from out of state or a nearby city. If that’s you, I’m so stinkin excited for you.. moving to St Pete was the best decision I ever made. I’ve been here nearly 7 years as an active real estate agent and have explored every street, so here’s my take on best neighborhoods in St Petersburg:
#1: Historic Old Northeast
Located just north of downtown St Pete along Tampa Bay waterfront. With rich history and architectural beauty, homes consist of colonial, 1920s bungalows, Mediterranean and new construction.
Many of the streets are original brick with hexblock sidewalks lined with palm trees
Old Northeast is walking distance to downtown and the North Shore waterfront park. No HOA fees in this neighborhood but you can enjoy an outdoor gym, tennis courts, sand volleyball courts, and opt to get a membership and the aquatic center! All walking distance with views of the water. Ride your bike or drive your golf cart downtown for dinner and a movie or a stroll along the St Pete Pier.
The demographic is a mixture of long term renters and owners, snowbirds and retirees; young couples starting a family and folks who have been here since the 70s.
This neighborhood is the epitome of the Florida lifestyle and should definitely be at the top of your list if your budget allows.
Homes range from $500s to upwards of $5 million. If you’re lucky you can snag a charming bungalow on the lower end and put in some sweat equity like we did!
Some, but not all, homes in this neighborhood require flood insurance.
#2: Downtown St Pete
If you’re a city person looking for a condo or townhome, I highly recommend downtown St Petersburg! Downtown is the vibrant heart of the city, offering a mix of residential, commercial, and cultural attractions. It’s known for its waterfront parks, museums, art galleries, restaurants, and lively nightlife.
There’s tons of new luxury condominiums currently being built with amenities ranging from rooftop pools, dog parks, fitness centers and spas! If you’re interested in purchasing a condo downtown reach out to know your options!
The average sale price of Downtown St Pete as of March 2023 is $1,562,000.
If you enjoy the city life but are looking for more of the $650k-1.1 million ranch you may want to consider looking from the Edge District downtown, all the way down Central Avenue to the west toward the Grand Central District.
#3: Crescent Lake / Historic Uptown
A charming neighborhood with Crescent Lake park at it’s center, including a mixture of historic and new construction. Many homes are walking distance to Crescent Lake Park offering a playground, pickle ball courts, fishing, and a walking trail around the lake.
Historic Uptown, closer to downtown hosts local coffee shops such as Flatbread and Butter and Foxtail Coffee Co. and is in close proximity to 4th Street N which has dining and shopping options.
The closer you get to downtown in Historic Uptown the smaller the lots, which means the houses are pretty close together. I tend to favor homes closer to the lake to have more space yet still be close to downtown.
Home values range from $540-1.4 million and the average sale price in this neighborhood is $746,000. You will likely not be required to have flood insurance in this area.
#4: Historic Old South East
Historic Old South East is often overlooked. It’s located just South East of downtown St Pete along Tampa Bay’s waterfront. Much of south St Pete tends to be avoided due to high crime rates in the central area south St Pete. However, Old South East is tucked away with adorable historic bungalows, Florida style homes and new construction.
The average sale price in Old South East is $737,000 with a range from $375k-1.4 million. Flood insurance in this neighborhood is street by street, there’s a chance it won’t be required.
Old South East includes the beautiful Lassing Park which is awesome for paddle boarding, fishing, kite boarding and walking the dogs.
The Old South East Market serves Poke Bowls, Craft Beers, Deli Sandwiches, Fresh Salad, Coffee, and sells everything else your local corner store would likely sell!
The Chattaway is a part of St. Pete’s Old Florida historical section of town and is a legendary restaurant serving burgers and alfresco dining in a beautifully unique tropical garden setting.
#6: North East Park
The North East Park neighborhood of St Petersburg could be considered an extension of Historic Old North east as the homes and brick streets are much of the same.
North East Park boarders Coffee Pot Bayou and offers a playground as well as marks the start of the North Bay Trail. The popular trail runs 6.3 miles along Tampa Bay’s waterfront stretching through North Shore Park, Vinoy Park, past downtown, the Pier and ending at the private airport.
Homes in this neighbhrood range from $370k- 2.4 million with a current average at $838,000. You will likely need flood insurance in this neighborhood.
#7: Historic Kenwood
Recognized for its bungalow-style homes and vibrant arts scene, Historic Kenwood is a designated Artist Enclave and features regular art walks and festivals. It’s a diverse and welcoming community located just west of downtown.
From Historic Kenwood, residents can likely walk to the Grand Central District, an extension of downtown, offering bars, breweries, restaurants and local shops.
Homes in Historic Kenwood range from $400k-1.1 million with an average right around $637,000. No flood insurance is required in this neibhorhood.
#8: Crescent Heights
Located just across the street from the Crescent Lake/Uptown neighborhood, Crescent Heights is a charming residential neighborhood offering a desirable blend of urban convenience and suburban tranquility.
Conveniently located, it’s walking distance to the park, shops & restaurants along 4th street and a short 5 minute drive to downtown St Pete.
The home values in this neighborhood range from $435k – 2 million with an average close price at $779,000.
#8: Euclid / St Paul
Euclid St Paul is renowned for its beautiful historic homes, primarily built in the early to mid-20th century. The architecture in this neighborhood includes Craftsman-style bungalows, Mediterranean Revival homes, Tudor-style residences, and new construction.
The neighborhood is home to St Pauls Catholic Church and private School, established in 1929.
The home values in this neighborhood range from $258k- 1.5 million with an average sale price of $779. No flood insurance is required in this neighborhood.
#9: Allendale Terrace
Allendale Terrace / Five Points neighborhood is one of my personal favorites simply for the aesthetic appeal of the lush tree lined streets. Allendale Terrace is lined with majestic oak trees, creating a serene and scenic environment for residents. The lush foliage adds to the neighborhood’s charm and many residents enjoy taking leisurely walks or bike rides through the neighborhood.
Much like the other neighborhoods in the area, Allenddale Terrace has a mixture of architectural designs from historic to new construction. Home values range from $240k-1.5 million with an average sale price currently at $726k. No flood insurance is required in this neighborhood.
#10: Tropical Shores
Tropical Shores is situated along the shores of the beautiful Boca Ciega Bay, offering residents stunning waterfront views and easy access to boating and water activities. Many homes in the neighborhood have private docks, allowing residents to enjoy boating, fishing, kayaking, and paddle boarding right from their backyard.
Tropical Shores offers a range of amenities for residents to enjoy, including a community park with a playground, picnic areas, and waterfront views.
Homes in Tropical Shores range from$485k-1.2 million. The average sale price as of March 2023 is $743k
Flood insurance is required in this neighborhood.
#11: Greater Woodlawn
The Greater Woodlawn neighborhood is very similar to Allendale Terrace with it’s beautiful lush landscaping and trees that canopy over the streets, it offers a sparse suburban feel.
Homes in this neighborhood range from $355- 1.6 million with an average sale price of $890,000. Flood insurance isn’t required in this neighborhood.
#12: Pinellas Point
Pinellas Point is a hidden gem (in my opinion) due to it’s location and the very southern point of St Petersburg along the water.
Pinellas Point is situated along the shores of Tampa Bay, offering residents stunning waterfront views and access to various recreational activities. The neighborhood boasts several waterfront parks and green spaces where residents can enjoy picnicking, fishing, kayaking, and birdwatching. The serene and tranquil atmosphere of the bay adds to the neighborhood’s appeal, providing a peaceful retreat from the hustle and bustle of city life.
One of the most distinctive features of Pinellas Point is its “pink streets.” The streets in certain sections of the neighborhood are paved with pink bricks, giving them a unique and charming aesthetic. These pink streets add to the neighborhood’s character and have become a beloved symbol of Pinellas Point.
There’s a mixture of old and new, luxury mansions and original small bungalows with Many of the homes are waterfront, overlooking Tampa Bay and the Sunshine Skyway Bridge.
Homes in Pinellas Point range from $320k- $2.4 million with an average sale price at $664,000. Depending on how close the property is to the water, flood insurance may be required.
#13: Driftwood
The first time I discovered Driftwood, my jaw dropped. You enter the neighborhood through an arched sign and drive through a tunnel of tropical foliage.
Located South east of downtown St Petersburg, this small neighborhood offers a peaceful and serene environment, making it an attractive option for those seeking a quiet suburban lifestyle.
With many waterfront homes, the neighborhood features a mix of architectural styles, including ranch-style homes, Mediterranean villas, and modern residences.
Homes in Driftwood range from $636k – 2.7 million with an average right around $1,600,000.
Depending on where you’re at in this neighborhood flood insurance may be required.
#14: Snell Isle
Last, but certainly not least is Snell Isle. Snell Isle is an upscale and prestigious neighborhood, known for its luxurious waterfront properties, manicured landscapes, and exclusive lifestyle.
Just northeast of downtown St. Petersburg, Snell Isle offers stunning views of Tampa Bay and a blend of architectural styles, including Mediterranean Revival, Spanish Colonial, and contemporary designs.
The neighborhood is characterized by its winding streets, lush greenery, and waterfront parks, providing residents with ample opportunities for outdoor recreation and relaxation.
Residents of Snell Isle enjoy easy access to downtown amenities via golf cart, biking or walking, including upscale shops, gourmet restaurants, art galleries, and cultural attractions. All of this a short distance away, while still maintaining a serene and private ambiance within the neighborhood.
Homes in Snell Isle range from $765k- 7.3 million with an average sale price of $2,666,000. This neighhorhood requires flood insurance.
