Most Sellers don't think to do these things:

If you’re gearing up to Sell your St Petersburg Home, you’re likely putting in a bit of research to prepare. You can most definitely just list your house “as is” without doing much of anything. But if you want to stand out in a competitive market, consider doing the things most sellers won’t think of.

Get a Pre Market Appraisal 

  • In a standard real estate transaction, after going under contract, the appraisal is ordered by the lender and paid for by the buyer. This can happen as quickly as the week of inspections and as late as the week before closing. However, if you’re selling your St Petersburg home, getting an appraisal BEFORE you go to market will provide listing price confidence and ease the nail biting suspense of waiting for the appraisal during the contract period. This is totally optional as a seller.

Talk to your neighbors 

  • Let your neighbors know you will be putting your house on the market. Go out of your way to have conversations with them in the weeks leading up to listing your home. A few days before the open house, let them know the day and time your agent will be hosting an open house. This will do 2 things.. it will keep your neighbors in the loop about a pre-market property and they will certainly be telling all their friends and family. Secondly, it opens up the door for you to ask for favors if there’s anything that may be unappealing to a buyer. Maybe they park in front of your house, or they have a mattress in the front yard. 

 

Get a Pre Market Inspection

  •  A pre market inspection gives you the opportunity to repair what may be a red flag to a buyer and save a deal before an offer is even made. Keep in mind, what you know about your home you have to disclose. So if you get a pre market inspection and find out all these details about your home, you will have to disclose them. However, this will provide more confidence in selling your St Petersburg home and provide a smooth transaction.  My favorite inspectors in St Petersburg are Hello Home Inspections.

Have Your house soft washed

  • This is a low pressure cleaning service that will remove dirt, mildew, and stains on your house and gutters making your home sparkly clean and ready to show. Many sellers focus solely on the inside of the home, but driveway viewings are more common than ever so you want your curb appeal to be top notch!

The Smell Test

  • Have an honest friend or your agent come smell-test your house for pet odors. We are used to the smells of our own home so you likely won’t be able to smell any odors that could turn a buyer off.
